Monaco real estate market 2025: prices and trends
2026-02-23
IMSEE’s 2025 statistics allow comparisons between new sales, resales and estimated prices by district. Reading them requires separating transaction counts, total value and price per square metre.

More transactions, without a record count
Monaco recorded 493 transactions in 2025, up 5.8% from 2024. This is not a record number: the ten-year series includes 553 transactions in 2016.
The 429 resales totalled around €3.2 billion, a record in value, with an average price of €7.6 million per property. New property accounted for 64 sales worth €2.6 billion: less than in 2024 but more than in 2023. Combined value reached nearly €5.9 billion.
Price per m²: a new statistical series
The estimated average price reached €57,569/m² in 2025, compared with €58,402/m² in 2024 in the recalculated series. The 1.4% decline concerns this indicator, not every apartment.
The new method includes sales and resales with known floor areas and accounts for year, district and construction period. Villas and Monaco-Ville are excluded from this estimate. Earlier resale-only averages are not directly comparable.
Compare districts on a consistent basis
The figures below are IMSEE estimates for 2025 across all construction periods. They are neither asking prices nor a price list applicable to every home.
| District | 2025 estimated price (€/m²) |
|---|---|
| Larvotto | 71 167 |
| Monte-Carlo | 54 009 |
| Fontvieille | 52 518 |
| La Condamine | 52 104 |
| La Rousse | 51 265 |
| Jardin Exotique | 45 168 |
| Les Moneghetti | 43 797 |
Large homes and recently built properties
Among new sales, 54 of 64 transactions concerned homes with four or more rooms, or 84.4%. This room count includes living areas, not just bedrooms. Five new sales exceeded €100 million.
For homes built since 2020, the estimated price was €65,602/m². The statistical category “2020–2029” identifies a construction decade; it does not mean buildings from 2029 have already been completed.
To value a property, supplement these benchmarks with recent comparable transactions, floor areas, level, views, condition and charges. A market average guarantees neither a sale price nor future growth.
