Property valuation in Monaco
How much is your apartment or villa in Monaco worth? Monaco Properties draws on over 25 years of experience and comparable transaction references to value your property.
Your valuation in three steps
- Describe your property. Address, floor area, condition and whether you plan to sell or let.
- Receive an initial assessment by email, based on the information you provide.
- Refine the valuation during a visit, to confirm or adjust the value according to the property’s characteristics.
How much is your apartment in Monaco worth?
IMSEE estimates the price per square metre at €57,569 in 2025. This statistical benchmark includes sales and resales under a new calculation method that excludes villas and Monaco-Ville. It describes the market studied, but is not a price list that can be applied to every property.

To value your apartment, we examine what sets it apart: the building, floor, views, layout, condition and ancillary spaces. Two apartments of the same size in the same building may therefore warrant different valuations.
What affects your property’s value?
- Address and building. In Monte-Carlo, Fontvieille or La Rousse, the assessment must consider the building itself: maintenance, communal areas, services and service charges.
- Views and natural light. A living room overlooking the sea offers different qualities from one facing a neighbouring building, even when the floor area is the same.
- Layout and outdoor space. A terrace with room for a table and armchairs is assessed differently from a narrow balcony. Likewise, a well-designed layout can offer more usable space than an apartment with long corridors.
- Condition and renovation. A recently renovated home and an apartment requiring a complete refurbishment cannot be compared without adjustments. However, the cost of works does not automatically translate into an equivalent increase in the sale price.
- Ancillary spaces and occupancy. A parking space, cellar or existing tenancy forms part of the assessment and should be specified.
For a villa or penthouse, the proportions, outdoor areas and distinctive layout require an individual assessment.
How do we compare your property with the market?
We select references as close as possible to your property, then examine their differences and the dates of the transactions.
For example, the sale of an apartment in your building provides a useful comparison. If it had open views, two parking spaces and a recent renovation, its price cannot be applied directly to an unrenovated apartment without parking.
Current listings also help identify competing properties. Their advertised prices are asking prices, which may differ from the amounts ultimately negotiated.
A valuation for selling or letting
For a sale, the valuation helps establish an asking price consistent with the property’s characteristics and your timetable.
For a letting, the assessment considers the potential rent. Please specify whether the property is furnished, its equipment, service charges and any ancillary spaces included. If it is already occupied by a tenant, details of the lease will help complete the assessment.
Prepare your valuation request
Start with the information you have: address, floor areas, condition and the purpose of your request. A floor plan, photographs, service charge details and information about any works will help us assess the property in more detail.
